Project Highlights:

Performance Court is a distinguished, 21-story office building in the heart of downtown Ottawa. Its design incorporates the historic Grant House — built in 1875 for doctor and politician Sir James Grant — into the atrium. Modern Niagara provided key building control systems for the development, taking on the unique challenges associated with working in a multi-tenant heritage space. Modern Niagara also provided all mechanical construction on this project, including plumbing, heating, ventilation, sprinkler systems, and building automation.

The 513,438-square-foot tower includes a two-story penthouse, three levels of underground parking, and sustainability features that earned it Leadership in Energy and Environmental Design (LEED) Gold certification. Modern Niagara provided controls for:

  • Mechanical operations for all base building systems and tenant spaces
  • Cooling and heating plants (Airflow and thermal comfort using variable air volume [VAV] control on the tenant floors)

Modern Niagara also helped design a secure system that allows building staff to remotely access lighting, cooling and other building controls system over the Internet.
