A Preview of Modern Niagara’s Residential Projects in Ottawa

Modern Niagara is working on a number of residential projects in the Ottawa region. These buildings are designed to cater to the city’s growth and meet the needs of its neighbourhoods, communities, and people. Among those are 3 key developments that will become the home of people of all ages and backgrounds.

716 and 770 Brookfield

Serving the Carleton University community, Modern Niagara is partnering with EllisDon on a higher-end student resident to house international students to deliver all mechanical systems.

Located between Riverside Drive and the Airport Parkway near the Rideau Canal, a number of scenic parks, and Mooney’s Bay LRT station in Ottawa, 716 and 770 Brookfield consists of a common building and two residential towers that include 832 units and both indoor and outdoor amenity space. Other features include underground and exterior parking as well as 18,300 square feet of commercial space.

As the prime mechanical contractor and design-assist partner, Modern Niagara will install all mechanical systems including HVAC, plumbing, and building automation systems (BAS).

1451 Wellington

Awarded Best Condo Project by the Greater Ottawa Home Builders’ Association and designated as a landmark by Ottawa’s Urban Design Review Panel, 1451 Wellington is an upscale luxury boutique condominium that will be a cornerstone of one of Ottawa’s most popular and fasted growing communities. Modern Niagara is a design-assist partner and the Prime Mechanical Contractor for the building.

Located in the Wellington West neighbourhood of Ottawa, 1451 Wellington is a 12-storey building that features 91 luxury condos with varying layouts and customizable elements, ground floor retail and restaurants, 4 underground parking levels, fitness space, saltwater lap pool, and other interior amenities.

As a design-assist and mechanical partner, Modern Niagara services include piping, HVAC, controls, as well as managing the fire protection, insulation, and balancing subcontractors.

811 Gladstone

The Ottawa Community Housing’s residential redevelopment of 811 Gladstone is expected to become Canada’s largest residential Passive House building, which means that the cost of electricity for tenants would be dramatically reduced. Through our well-coordinated work as Prime Mechanical Contractor and Prime Electrical Contractor, we also aim to achieve Net Zero Carbon certification for this affordable, sustainable, and engaging community.

811 Gladstone features 140 homes, including 108 units in a 6-storey apartment building with underground parking and 5,600 sq ft of ground floor amenity space as well as 32 stacked townhouse units with a courtyard, garden, exterior amenity spaces, and exterior parking. A total of 36 homes are reserved for seniors.

Our mechanical services on this multi-trade project include plumbing and HVAC piping, ventilation, building controls, and refrigeration.

Our electrical services include full electrical distribution services, a 70 kW natural gas generator, in-suite electrical wiring and infrastructure for the entire communication system.

We are also managing subcontracts such as piping and ventilation insulation, air and water balancing, fire alarm systems, and photovoltaic solar panel installation.
