With the upcoming phase-out of R-22 refrigerant, title insurance services and solutions provider FCT needed to replace all its older mechanical heating and cooling equipment. Modern Niagara handled the removal of that equipment and installation of a new, high-efficiency system — reducing FCT’s energy costs by over 20% a year and qualifying the company for a significant saveONenergy energy incentive.
FCT’s capital replacement plan was sparked by the Ozone-depleting Substances and Halocarbon Alternatives Regulations (ODSHAR), which set a January 2020 phase-out date for R-22 refrigerant. Modern Niagara helped shape and execute that plan by:
- Conducting a detailed American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) Level 3 energy audit
- Preparing energy conservation measures to improve the operation and thermal comfort of the building while reducing overall energy usage
- Designing and installing a high-efficiency variable refrigerant flow (VRF) system that provides simultaneous heating and cooling to different zones based on thermal requirements
