707 Fifth is a 27-storey office tower in downtown Calgary, owned by Manulife Real Estate. It connects to Calgary’s “+15 system”, which links downtown office buildings through 15th-floor breezeways.
Modern Niagara was the prime mechanical contractor on this project and performed all plumbing and heating work as well as managed the subcontracting of sheet metal, insulation, and firestop. The project was fully BIM designed, and the heating ring mains, pump skids, and chiller piping were prefabricated to manage the project’s aggressive schedule. Mechanical rooms were spooled using Victaulic fittings, but the rest of the project above 2” was fully welded.
We completed the project successfully despite enormous scheduling and logistical challenges, and it was featured in this United Association publication in August 2016.
The building is targeting LEED Gold certification.
